It’s a 90’s era house and the sellers disclosed the recent repairs, etc. so we went under contract with a void only inspection. We do the inspection and clear the contingency. The report doesn’t include a water stain/crack in the ceiling of the main level. We discover it later while doing a walk through. Moisture meter (from home depot) reads 21% right over the crack https://imgur.com/NvhcHsU and 0% https://imgur.com/NvhcHsU in the surrounding stained area. The crack is a little over an inch and the stain area is less than 8×11
What would you do in this position? While we can’t prove it was there before the inspection, and our inspector missing it (if it was) is a separate issue, I feel a stain of that size wouldn’t have occurred in between the period of inspection and the walk through (couple weeks) but I don’t really know.
